Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money.
In our experience, excellent curb appeal can bring a seller $10,000-$15,000 more. That’s why we offer FREE landscape staging that includes washing off the exterior of the house, cleaning up and pruning plant life in the yard and laying bark in appropriate areas to make the colors pop. In our experience, these simple things can make a huge difference.
In some cases, we encourage sellers to stage the interior of the home as well. This can happen at different levels. If the home is owner-occupied, we offer advise and guidance on how to de-clutter and use what the owner has to make each space as appealing to potential buyers as possible. If the home is vacant, in some cases, we refer the seller to a staging company that will use furniture and decor to make the most important spaces in the home feel less empty and more comfortable so that the buyer can more easily envision themselves living there.
We offer professional photography of your property because we understand quality, high-resolution images that capture all the best features of a home are perhaps the most important aspect of marketing a property for sale. These photos are then used to design print flyers, e-flyers, postcards, virtual tours and more. The right photos get buyers that are looking at a flyer or on the internet to book that showing and get in the door.
Virtual Tour & Video Walkthrough
Video marketing has taken the internet by storm. 85% of the US internet audience watches videos online. In our experience, videos are one of the most effective ways to getting listings seen by potential buyers. One of the many ways we use the professional photographs of your home is putting them into a virtual tour program called Paradym. In addition to the virtual tour, we also film two video walkthroughs of your property. The first is one to two minute video that’s uploaded to Zillow. The other video is narrated by Greg and is uploaded to Facebook and YouTube where it becomes an online ad, paid by us, which is then propagated to a specific buyer audience most likely to be interested in what the video is offering.

Social media is its own special breed of a marketing resource and it can be a rather powerful one.Facebook has 1.1 billion estimated monthly visitors so it’s no wonder three million business advertise on Facebook. We’ve learned that, in order to successfully market any product on social media platforms, you understand the algorithms. It’s much more likely that an advertisement of your home will reach the right buyer if certain factors are in play: the advertisement includes media (video or pictures), it includes appropriate meta tags, it propagates to a calculated group of people most likely to be interested in your home, it’s posted onto a page (or several pages) that have a large following. We use an email campaign service called Mailchimp to create a consumer-friendly custom e-flyer for your property using the professional photography and well-crafted marketing remarks. We then send this e-flyer to the 500 local agents as well as our client database of nearly 500.
With each listing, we provide 2-sided full color flyers with large pictures and captivating remarks that showcase the best of your property. These flyers are posted in the front window of our office located on Main Street in downtown Ashland – a highly trafficked area – across from Starbucks and the Oregon Shakespeare Festival. They are also distributed to the flyer box attached to the For Sale sign on the property. We also offer different versions of print marketing including bright and glossy tri-fold brochures if requested.
Beyond that, we also send out 50-100 color postcards to a 1/4 mile radius of neighbors announcing that your property is listed.
Your property, once listed, will be uploaded onto the Southern Oregon Multiple Listing Service or the MLS. The MLS is an online property database that all Realtors in our area have access to. The MLS usually has the most current and up-to-date information on listings in Southern Oregon. The address, photos and details about the property are uploaded onto MLS where agents and clients can search for it or, if it meets certain criteria they’re looking for, buyers can receive it in their email inbox.
